Rent includes all bills: electricity, gas, water, council tax & high speed broadband. It also includes a weekly cleaner for the communal areas, you only have to clean your own room and en-suite!

Every room has a bed, mattress & mattress protector, wardrobe, chest of drawers, bedside table, desk and chair. Some rooms also have additional furniture such as sofas, comfy chairs or bookshelves.

You will need to bring a duvet, sheets, pillows and pillow cases & towels. We can however source a bedding pack which can include any or all of these items should you be coming from overseas, or not already have these items.

All kitchen equipment is provided including pots and pans, cutlery, plates, mugs and glasses.

All of our kitchens have cupboard, fridge and freezer space pre-allocated to each room. Some have additional cupboard space allocated in the utility rooms.

All our houses have wi-fi and we source the best provider available in the area. This is re-analysed every year, and if we can find a supplier with better speeds we transfer to the new supplier. You are welcome to do a speed test at the house before you move in, to re-assure yourselves about the quality of the reception.

The majority of our tenants are professionals aged 25-35. Approximately 70% of our tenants are new to Aylesbury, having relocated for a new job, and are looking for like-minded people to socialise with. We run social activities 2/3 times a year to enable our tenants to meet like minded people in the local area.

Applications are assessed fairly and consistently based on affordability, referencing, and suitability for the accommodation and other housemates

We have a standard 3 month tenancy agreement, but most of our tenants stay significantly longer than that. Our average tenancy is over 18 months.

We have a limited number of rooms that are suitable and licensed for couples. We will state on our advert if we accept couples for that particular room.

You will need to supply details of your previous landlord and current employment details. We will also need sight of your last 3 months bank statements.

Once you have decided on your room, the application process usually takes around 1-2 weeks. The quickest time has been one day! It really depends on the speed of your, and your references responses. If you need to move quickly, as a private landlord, we will do everything we can to achieve your deadline.

We understand pets are an important part of many people's lives. In line with the Renter's Act, we will consider any pet request on a case-by-case basis. Approval will depend on many factors such as the property, the type of pet and the suitability within a shared living environment.

Not yet, but we are considering adding PAYG chargers to make this possilbe.

For fire safety reasons, e-scooters, e-bikes and similar battery powered vehicles must not be stored or charged inside the property or in communal areas

Many of our houses have specifically designated sheds for bike storage. No bikes should be stored inside the house, or in communal areas.
